A property inspection gives you the condition of the house you plan on purchasing. It’s important to have someone go over to inspect that has experience and knows what to look for.

A written report by the home inspector helps you understand the condition of the home and the repairs that may or may not be necessary. You may have to negotiate with the sellers or ask that the repairs be done before you buy the home.

Make sure you check with the California Real Estate Inspection Association or the American Society of Home Inspectors to make sure your home inspector is up to speed on their education and credentials. Make sure the person you hire is insured and carries Errors and Omissions and General Liability Insurance.

First, what is a short sale? It is a home that is sold for below what the current owner owes on the property. At the time of closing, the seller doesn’t have the means to make up the shortings.

• It used to be that a short sale would take up to 6 months or more to receive approval. Now, due to programs such as Home Affordable Alternatives (HAFA), the average time is 90 days.
• Choose an agent that is familiar with the short sale process. Find out which banking institution is involved in the negotiation and process. Have your agent work with the listing agent to find out what the average turnaround time is.
• Make your best offer using comps in the area over the last 3 months. Lenders want to minimize their losses, so if you make an unfair low offer, it will most likely be rejected.
• In your offer, don’t count on asking for repairs/credits. You will probably have to take the property “as is”
• Know if you are competing in a negotiating or multiple offer market- it matters as to the price you will have to offer. Will multiples, the bank with usually pick highest and best.
